Incidentally, state capital Trivandrum is at fifth position. Nashik in Maharashtra is in second place followed by Vishakapatnam, Vadodra, Trivandrum Jaipur, Mangalore, Indore, Goa and Coimbatore.<\/p>\n<blockquote><p>Kochi has grabbed the top spot in\u00a0real estate destination among Tier-II cities in India.<\/p><\/blockquote>\n<p>The research was based on prices of property, supply, demand, sales, inventory of unsold houses and implementation delays over the past two years.<\/p>\n<p>Southern Tier-II cities have outperformed their northern peers as top residential real estate.\u00a0There\u2019s only one from the north, Jaipur at number six, in the league.<\/p>\n<p><em>&#8220;Much like tier I cities, northern tier II cities are also marred by project delays, expensive properties and a demand and supply mismatch<\/em>,&#8221; said Samir Jasuja, managing director and founder, PropEquity.<\/p>\n<p>It&#8217;s interesting to note that, all top tier II cities except Trivandrum, Visakhapatnam, Dehradun and Goa, witnessed a decline in their market size with the weighted average decline of 20% over the last year due to the overall slowdown in the real estate market.<\/p>\n<blockquote><p>Trivandrum shows no decline\u00a0in real estate market size.<\/p><\/blockquote>\n<p>Trivandrum shows no decline in real estate market. Real estate gurus predict that if the proposed Vizhinjam Port project is completed, it is likely to be a catalyst in the real estate market.\u00a0Soon after Vizhinjam project was announced land prices in Kovalam-Vizhinjam belt shot up significantly.<\/p>\n<p>Southern India has traditionally been an end users market, which has kept its property prices in check and relatively affordable. The bottom four cities were all north Indian cities &#8211; of Agra, Lucknow, Bhiwadi and Mohali.<\/p>\n<p>While the growth prospects in many tier I cities have saturated, smaller cities will become the next frontier for development.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Kochi is now the top real estate destination among Tier-II cities in India.
